- We have three key services which can be tailored for your individual needs. We offer our Gold Service Management, Managed Only and Let Only services.
Preparing to let out your home
- To increase the chances of a successful let, first impressions are important. Cosmetically the property should be in an attractive condition so you will need to ensure that the premises is presented well throughout. Better properties tend to attract better tenants, be taken better care of and yield the highest rents.
- Undertaking repairs - Whilst the property is vacant, this would be an ideal time to tackle any major repairs. You will have the opportunity to inspect and look for issues such as damaged roofs, guttering, plumbing, electrics, drainage, gardens etc prior to the property being occupied.
- De-personalise decoration – tenants may not be so fond of certain colour schemes, whether you may prefer bright colours or bold patterns we recommend that you decorate with a neutral colour palette. High durability paints are always encouraged as they will stand the test of time. In the instance where the flooring may need to be replaced, mid tone carpets at ideal as these may not show light stains, scuffs or dirt.
- Notifying your mortgage lender, council and insurance companies that you won’t be living in the property if you resided there initially. You may have specific mortgage-as-landlord requirements and will need ensure that your insurance policy for the property is a vali Landlords Insurance which will cover any losses due to tenant’s negligence.
- Ensure that all available utilities have working connections to the property, water, gas, electricity, broadband and telephone, these will be straightforward to address whilst the property is empty rather than when the property is occupied
- EPC (Energy Performance Certificate), Gas certification and EICR (Electrical Installation Condition Report) – Three certifications will be required prior to your property being let out, the EPC will be required at the advertising stage which details the energy efficiency of the property.
- Carbon Monoxide, Heat and Smoke Alarms will be required to be installed at the property. If your property does not have any gas appliances a carbon monoxide alarm may not be required.
